The core difference in one paragraph
Freehold means the land is titled to you outright — a registered sale deed transfers the plot and the built structure permanently to your name, with mutation recorded in municipal records. Leasehold means the land belongs to a public authority (Noida, GNIDA, YEIDA, or in Delhi the DDA/L&DO), and you hold a 90 or 99-year sublease over the plot plus ownership of the structure. Both are legitimate, defensible ownership types — the differences are in transfer, alteration and cost.
Which NCR jurisdictions are which
Freehold group: Faridabad municipal areas, Ghaziabad private colony belts (Wave City, Siddharth Vihar and older sectors on freehold plots), and most of Noida Extension colony land. Leasehold group: every Noida Authority sector, GNIDA (Greater Noida: Sports City, Alpha/Beta/Gamma sectors, Godrej Golf Links), YEIDA (Gaur Yamuna City, ATS Pristine and Yamuna Expressway belt communities), and DDA plots in Delhi.
Ghaziabad is genuinely mixed — the same city has GDA-leased plots and freehold colony plots, so tenure must be verified deed by deed.
Registry and mutation
Freehold: sale deed executed at the sub-registrar, stamp duty paid, mutation applied at the municipal corporation (Nagar Nigam Ghaziabad, MCF Faridabad, Nagar Palika for Noida Extension colonies) within 90 days. Once mutation is recorded, you are the primary owner in official records. Leasehold: the authority issues an allotment/sublease document; on resale, the authority itself has to countersign the transfer after collecting a transfer fee — typically 2–5% of circle rate at the time of resale — plus processing charges. Registration is at the sub-registrar; the authority's NOC is what actually moves ownership.
Modifications, rebuild and vertical extension
Freehold owners can rebuild, extend vertically or subdivide within the local building bylaws and sanctioned layout FAR — no authority permission beyond the municipal sanction. Leasehold owners must stay inside the sanctioned building plan attached to the authority's original allotment; any structural change of note (adding a floor, changing façade, converting use) needs the authority's permission and usually a fresh compounding fee. In practice this is why branded townships look uniform — the sanctioned plan caps what anyone can do.
Transfer and resale mechanics
Freehold resale is buyer-driven and fast: sale deed, stamp duty paid by buyer, mutation. Total ownership change in 30–60 days end to end. Leasehold resale adds a step: the seller must apply for the authority's transfer permission, pay transfer charges, obtain a no-dues certificate for lease rent and any unpaid dues, and only then can the sale deed be registered. Expect 60–120 days end to end, more if lease rent is in arrears. Factor this into your exit costs on any leasehold villa.
Home loan position
Loan availability depends on the individual property's legal and technical verification process by the lender. This applies equally to freehold and leasehold villas — each lender reviews the specific property documents, ownership history and borrower profile before deciding. Buyers should complete this verification for the exact villa before making a financial commitment. Do not treat one buyer's approval on a similar unit as proof that another unit is financeable.
Long-term implications and lease renewal
Freehold ownership does not expire. Leasehold rights, in theory, end with the lease. In practice, Noida, GNIDA and YEIDA all have renewal provisions — but the renewal charge is not fixed by policy today, and the process happens only at lease-end (decades out). For anyone buying a 20–30 year hold, this is irrelevant. For anyone treating a villa as a multi-generational asset, freehold is the cleaner instrument.
How to decide — a plain rule
Buying for lifestyle inside a specific branded township (Godrej Golf Links, Mahagun Meadows, Gaur Yamuna City) — leasehold is unavoidable and reasonable. Buying primarily for land ownership, control over the plot, and lowest ongoing outgoings — pick freehold in Noida Extension, Ghaziabad private colonies or Faridabad. Do not pay a leasehold premium expecting freehold rights, and do not dismiss leasehold townships just because the label is different — the amenity depth and community quality often justify the trade-off.

FAQs
Is a leasehold villa 'bad'?+
No. Every premium branded villa township in NCR — Godrej Golf Links, Mahagun Meadows, ATS Pristine, Gaur Yamuna City, Paramount Golf Foreste — is leasehold. It is a legitimate ownership type with well-understood transfer mechanics. The right choice depends on what you value: amenity depth (leasehold) or full land control (freehold).
Can leasehold be converted to freehold in Noida or Greater Noida?+
As of 2026-07-20, Noida and GNIDA do not offer freehold conversion for authority-allotted residential plots on their standard schemes. YEIDA has the same position. Do not buy leasehold on the assumption you will convert later — treat the tenure as permanent for planning purposes.
What is the real transfer cost on a leasehold villa resale?+
Authority transfer charge (typically 2–5% of circle rate), processing fee, current lease rent dues clearance, and stamp duty on the buyer side. On a ₹3 Cr GNIDA villa that adds ₹6–12 lakh to the exit cost the seller usually absorbs. Freehold resale has only the buyer's stamp duty.
Does a 99-year lease with 70 years left affect resale price?+
Not measurably in NCR today — 70+ years of remaining tenure is treated as effectively perpetual by both buyers and banks. Discounting only starts to appear when remaining tenure drops below 30 years, which is decades away for every current NCR leasehold project.
Which document proves tenure?+
For freehold, the registered sale deed plus the mother deed chain and current mutation entry. For leasehold, the authority's allotment/sublease deed plus every subsequent transfer permission and the current no-dues certificate. Never accept a broker's verbal claim on tenure — always see the deed.
