This belt has more under-construction supply than any other villa market we cover. That is exactly why developer selection matters more here than location selection.

Several projects along this stretch belong to developers with active insolvency or completion issues. Supertech Ltd is in insolvency proceedings. Jaypee Greens sits under the Jaypee Infratech resolution. Others have their own delivery records worth checking.

This does not mean you cannot buy here. A completed and registered unit can be perfectly safe. It does mean two things. First, prefer ready-to-move stock with an occupancy certificate over fresh bookings. Sector 22D. The most active villa sector on this stretch, with golf-format township villas and plotted phases. Tickets from roughly ₹1.25 Cr to ₹3 Cr.

Sector 19, Gaur Yamuna City. A large self-contained township with delivered villa stock, working retail and schools inside. The most liveable option today for a family that wants to move in now.

Sector 25. A mix of ready and under-construction villa stock, generally at ₹90 lakh to ₹2.2 Cr. Check phase-level infrastructure before committing.

Sector 17A. Plotted and villa formats with a wide price spread from ₹80 lakh to ₹3 Cr. Suits buyers who want to build to their own design on an allotted plot.

Sector 27, near Pari Chowk. The premium end of this belt, adjoining the Greater Noida golf township area. Read the Sector 22D deep dive for how these compare.

4 of 10 tracked projects here are complete. In a belt with this much developer risk, ready-to-move stock is the safer path. Ask for the occupancy certificate, the YEIDA lease deed, the current lease rent receipt and a maintenance no-dues letter. Also check whether the internal roads and water supply in your specific phase are actually commissioned, not just sanctioned.

6 tracked projects here are still under construction — the highest share of any villa market we cover. Any pre-completion sale requires UP RERA registration. Get the number, verify it on the portal, and match the promoter name against your booking receipt. Use the words precisely: a project can be RERA-registered, never RERA-approved, and registration is not a guarantee of delivery.

Jewar is the whole investment case for this belt. Phase one is operational, and the sectors between 17A and 27 sit within a 20 to 45 minute drive depending on where you buy.

Be careful how you use that. Airport proximity has already moved land prices here over the last few years, so you are not buying at pre-announcement levels. The genuine upside now comes from the employment and logistics build-out around the airport rather than the airport itself.

For end-users, the practical benefit is straightforward: a short drive to a working international airport, which most of NCR does not have.

Golf-format township villas exist in the Sector 22D and Sector 27 areas. Plot sizes are larger and clubhouse facilities are deeper than the plotted phases. As always, confirm real frontage on the site plan before paying a golf premium — only some rows face the course, and the term appears in listings far more often than the view does.

Under ₹1 crore. Compact 3 BHK township villas and small plotted formats, mostly in Sector 25 and 17A. Villas under ₹1 Cr.

₹1 to 2 crore. The main band here. 3 and 4 BHK township villas across Sectors 22D, 25 and 19. ₹1–2 Cr villas.

₹2 to 3 crore. Larger 4 and 5 BHK typologies and golf-format villas. ₹2–3 Cr villas.

Above ₹3 Cr this belt thins out. Buyers at that level usually compare with Greater Noida Sector 27 or Sector 150 Noida instead.

2 and 3 BHK. Compact township villas, typically 1,200 to 1,800 sq ft. Popular with airport-linked rental buyers. 3 BHK villas.

4 BHK. The main family format, 2,000 to 3,000 sq ft on 150 to 250 sq yd. 4 BHK villas.

5 BHK. Limited, found in the premium township phases around Sector 27. 5 BHK villas.

The Yamuna Expressway Industrial Development Authority allots land on a 90-year lease. Resale needs Authority transfer permission, current lease rent and a transfer charge. Confirm the balance lease period on the specific plot rather than the township.

There is no freehold villa land in this belt. Listings that claim freehold here are wrong or describing something else. If freehold ownership is your priority, look at Greater Noida freehold belts instead.

There is also no such thing as a YEIDA-approved villa. What exists is an allotment, a sanctioned layout, a building plan approval and, for pre-completion sales, a RERA registration.

Available and verifiable in the delivered townships: clubhouse, pool, sports facilities, landscaped parks, gated security, private terrace and on-plot parking. Gaur Yamuna City also has schools and retail operating inside the township.

Private-pool villas are not a verified category here. Golf frontage is real in specific rows only. We list what we can confirm and say so when we cannot.

Operational. The Yamuna Expressway itself, connecting to the Noida–Greater Noida Expressway and DND, with Central Delhi 90 to 110 minutes away depending on the sector. Pari Chowk and the Aqua Line metro terminus are 15 to 30 minutes from the nearer sectors. Noida International Airport phase one is operational. The Eastern Peripheral Expressway links towards Faridabad and Sonipat.

Proposed. Metro extension to the airport, the Noida film city development and several industrial corridors have been announced. These are genuine plans but not commissioned infrastructure. Do not pay today for a timeline nobody has committed to.

Daily life quality varies sharply by sector. Gaur Yamuna City has schools and retail inside the township. The Pari Chowk end gives access to Sharda, Galgotias and Bennett universities, DPS Greater Noida and Ryan International.

Healthcare for most of this belt still routes to Greater Noida — Sharda Hospital, Kailash in Sector Beta and GIMS. The outer sectors towards Jewar have thinner medical cover today, which matters if you have elderly parents at home.

Retail beyond the townships is limited. Expect to drive to Pari Chowk for anything larger than daily shopping.

A buyer who wants a large villa at ₹1 to 3 Cr and is willing to accept a longer Delhi commute.

Anyone whose work will be linked to the airport, the logistics belt or the film city development.

An investor with a genuinely long horizon who buys completed, clean-title stock rather than fresh bookings.

A family that wants township living with schools and retail inside the gate, which Gaur Yamuna City delivers today.

Daily Delhi or Gurgaon commuters. The distance is genuinely long and no announced project changes that yet.

Buyers who need freehold ownership — this belt has none.

Buyers who want mature social infrastructure today rather than in five years.

Buyers uncomfortable with developer insolvency risk. Several projects here need careful status checking before payment.

• Check the developer's current legal status before anything else. Insolvency and resolution proceedings change the payment route.
• Confirm the YEIDA lease deed, balance lease period and current lease-rent status on the specific plot.
• For under-construction units, verify the UP RERA registration number on the portal and match the promoter name.
• Ask which phase-level infrastructure is commissioned — roads, sewer, water, street lighting — not just sanctioned.
• Get the occupancy certificate for completed stock, block by block.
• Verify golf or park frontage on the site plan before paying any premium.
• Ask for the Authority transfer memorandum for every earlier sale in the chain.
• Budget the YEIDA transfer charge into both purchase cost and exit planning.
