Sector 1 (Greater Noida West). The most organised end of the belt, closest to the Noida boundary and Gaur City retail. Larger township villas sit here, with tickets from around ₹2 Cr to ₹6 Cr.
Sector 10, including Vaidpura and Sadullapur. The deepest freehold villa pocket in Noida Extension. Dozens of small gated colonies, mostly ₹70 lakh to ₹1.6 Cr. Road quality and sewer connections vary street by street, so visit before shortlisting.
Sector 16 and 16B. Established, closer to the Amrapali and Supertech township belt, with a mix of freehold colonies and leasehold township stock.
Sector 12 and Knowledge Park V edge. Quieter, institution-led surroundings, usually cheaper per square yard than Sector 1.
Techzone 4. Mixed-use land with a few villa-format developments. Check the sanctioned land use for the specific plot, because this zone was planned around IT and institutional use.
Shahberi and Chipiyana edge. Cheapest per square yard for a reason. This belt has a documented land-acquisition and title history, and several colonies were built before layouts were regularised. Read our Shahberi title guide before you even negotiate.
